Price it right:the right price depends on market conditions, competition and condition of your home. Pricing it too high is as dangerous as pricing it too low. If your home doesn't compare well with other homes in the price range you set, you won't be taken seriously by buyer's or their agents. You should as your agent to provide a current CMA. It will give you an idea of comparable homes that recently sold or are pending. It will also tell you how long it's taking to sell homes in your area. The most important thing to understand that the value of your home is not how much you paid for it or the improvements you made. The value is set by the market which is what willing and able buyers are willing to pay and you are willing to accept.
