Why didn't my home sell?

 

Price it right:

the right price depends on market conditions, competition and condition of your home. Pricing it too high is as dangerous as pricing it too low. If your home doesn't compare well with other homes in the price range you set, you won't be taken seriously by buyer's or their agents. You should as your agent to provide a current CMA. It will give you an idea of comparable homes that recently sold or are pending. It will also tell you how long it's taking to sell homes in your area. The most important thing to understand that the value of your home is not how much you paid for it or the improvements you made. The value is set by the market which is what willing and able buyers are willing to pay and you are willing to accept.


Condition of your home: Ask yourself, will buyers be able to see my house as their dream home? A house in move-in condition invites buyers to make offers. Some small adjustments may be all you need to do. Such as fixing a dripping faucet, tighten hinges, do some spring cleaning, remove personal taste & preferences, and keep it bright and airy. Finally, give your yard a look-over for curb appeal. Before holding an open house have your agent give you an honest opinion of your home's condition. Once your agent holds an open house it may be too late to improve the property because buyers will be looking for flaws. You want to anticipate these events because you don't want the buyer to have any reason to reduce the price.
