El Paso property values have declined dramatically to levels that we have not seen in many years. Shouldn't your property tax bill reflect the current state of the real estate market? El Paso Central Appraisal District will adjust your property tax assessment but only after you have filed a successful formal protest and if you can prove that, the current downturn in the real estate market has affected your property’s market value adversely.  Many homeowners are paying excessive amounts in property taxes because their homes are being valued as if it was still 2008.  As a result, without getting a current Market Value Analysis and appealing your property tax assessment, you may be paying more than your fair share of the tax burden.  Unfortunately, the opportunity to appeal your property tax assessment only occurs once a year. Why I don't they use a CMA to Value a Home

A  CMA is a comparable market analysis and is the tradition valuation method  most realtors use. But in today's market home owners can no longer rely on outdated methods of valuation. What a home owner needs to know is what the market will pay now not what it paid 6-12 months ago. Historical sales information is important but not as relevant as other economic relationships that will affect the sale of your home. Property Tax Consultant

Contact us for a list of consultants that will represent you in a protest hearing. ​A Property tax consultant helps property owners save money on their property taxes.
Here’s what they do in simple terms:
  1. Check your tax bill – They review how much the local government says your property is worth and how much tax you owe.
  2. Find errors or overpricing – If your property value is listed too high, your taxes will be too high. The consultant looks for mistakes or reasons your property might be valued too high (like comparing it to bigger or newer homes).
  3. File an appeal – If they find a problem, they handle the paperwork and speak to the tax office to challenge or protest the value.
  4. Negotiate for lower taxes – They may meet with local tax officials to show proof your property should be valued less, which lowers your bill.
  5. Advise on future taxes – They help plan for future tax years, keep records, and watch for changes that might affect your taxes.

Property Tax Exemptions

Many of the residential properties have homestead exemptions which reduce the amount of taxes accessed and required to be paid. Exemptions reduce the total appraised value and then reduce the amount of taxes to be paid.
