The mortgage industry is known for charging unfair rates and fees. Some lenders charge hundreds and or even thousands of dollars above prevailing costs because they believe that their customers won’t go to the trouble of price checking.

The Fair Mortgage Collaborative has created a new tool to help stop this practice. The search engine on the left-hand side of the page will show you the average interest rate for five common mortgage types charged by lenders operating in your area. The search engine also shows you average costs in your state for several of the most important settlement costs you will pay during the mortgage loan closing.

Compare what lenders are offering you against the rates and fees shown on this site. If the numbers your lender is offering are lower, you’re probably getting a fair deal. But if they’re higher, keep on shopping. You can search for a lender or broker who has received Mortgage Collaborative certification by using the other search engine on the left hand side of this page.

Texas first time home buyer grants and loan programs - The Texas Department of Housing and Community Affairs (TDHCA) offers programs for first time home buyers.

TDHCA's program provides below market interest rate home loans/mortgages through a network of participating lenders to eligible home buyers that purchase their first home. The home buyers must be first time home buyers or buyers that have not owned a home in the past three years.

Two types of loans are available under this program. An “Unassisted Rate” loan typically offers the lowest interest rate available and does not provide funds for down payment and closing cost assistance. For borrowers needing assistance with their down payment, an “Assisted Rate” loan is offered to income-eligible borrowers that provides grant funds up to 5% of the mortgage amount. These loans are offered at a slightly higher interest rate.
