5 Things Sellers can do to get top dollar
The first 5-7 weeks are the most important in the life of a listing. Statistics show the longer a proerpty is on the market the lower the seller nets.
1. Price it right
Seller must have a competitive market analysis done by a skilled and experienced internet savvy real estate agent before you list your property. The market is very competitive and any property priced over market value will languish while similar properties that are priced competitively fly off the self. It is difficult to overcome a seller's first offer even when the seller reduces the price later. If you are determined to list your home above market, I recommend waiting a while before listing it.
2. First Impressions
Seller can lose thousands off asking price if he/she doesn't adequately spruce up the home before listing. I always recommend that Seller walk through the home as a prospective buyer would. If your home looks and smells clean, you will be able to sell your home faster and actually add value to your home. A skilled and experienced real estate agent will give your an honest assessment of your homes overall value.
3. Access Frendly
It is important to give your agent as well as Buyer and his/her real estate agents access to your home so make a key readily available. When showing your home considers the following:
· Interior and exterior lights should be left on;
· Drapes and shutters should be open;
· Most Buyers feel more comfortable if the homeowner is not home during a showing so take a trip to the park or a short walk around the block;

5. Curb Appeal
Did you know if a buyer doesn't like what he/she see from the curb, the buyer isn't going to look at the inside? I always recommend that clients stand across the street from their home and take a critical look at what people see when they drive by. You may even want to take a photograph or two for closer review.
Some suggestions are clean up debris, trim grass, bushes and trees, consider replacing or cleaning up the exterior light fixture, clean or replace exterior shutters/trim and remember to remove cars.
