Why I don't Use a CMA to Value a Home

A  CMA is a comparable market analysis and is the tradition valuation method  most realtors use. But in today's market home owners can no longer rely on outdated methods of valuation. What a home owner needs to know is what the market will pay now not what it paid 6-12 months ago. Historical sales information is important but not as relevant as other economic relationships that will affect the sale of your home. Prepare now to Protest your 2009 Tax Valuation?

Property Tax Exemptions

Many of the residential properties have homestead exemptions which reduce the amount of taxes accessed and required to be paid. Exemptions reduce the total appraised value and then reduce the amount of taxes to be paid.
