Get a Buyer's Agent

A Buyer's Agent works for the buyer to negotiate the LOWEST price while the agent listing a home works to get the HIGHEST price for the seller. If you are relocating to El Paso – Fort Bliss, Texas area you probably do not have the luxury to ask family or friends for a referral.

Get a Lender:

Ask your Buyer's Agent for a list of lenders. Of course, this is where you need to make sure your Buyer's Agent has years of experience in your local market. A word of caution, if you decide to find your own mortgage broker first check with FHA Mortgage Review Board for a list of lenders Violating Regulatory Standards.

Make the offer:

Ask your Buyer's Agent to run comparable. Do not go to Zillow.com and expect to find the correct value for the home you are bidding on. To get a federally guaranteed loan, a law called FIRREA (Federal Institutions Reform, Recovery and Enforcement Act) requires an appraisal from a professional appraiser. Zestimates are statistical algorithms of the fair market value of a given area and are grossly inaccurate. If you know anything about statistics you know there can be a huge margin for error depending on the amount of data used in the sample.

The following are this Buyer’s Agent recommendations when buying a new home in El Paso:

1)      Pick an area:  There are 3 great subdivisions I recommend with new construction. They are Sandstone and  Redstone in upper Northeast and Tierra del este #53 on the east side. 

2)      Establish a budget: of course you will work with your local VA lender to establish a price point.

3)      Choose a builder with a good reputation: Most of the track home builders in El Paso offer big homes but hugely cut on quality. A good rule is to stay away from the builders that advertise aggressively and offer unbelievable deals. I have placed links on my website to the builders I recommend which is based, in part, on client feedback. Visit their websites for the floor plans and amenities then let me know which ones you’d like to tour.

If your income has increased, you are probably thinking about moving up in your life style. Your dream home is now within reach. The best financial strategy is to sell your existing home first before making an offer on your new home even if you are considering new construction.  It is taking resale homes about 6 months to sell in the current market which makes this a “buyer’s market”. You will strengthen your financial position by having an accepted offer on your old house before buying the new one. Additionally, builders/sellers will look more favorably at your offer if you do not make the purchase of your dream home contingent upon the sale of your old home. Case in point, I had a family put their home up for sale by owner before they contacted me to help find them a  new custom home on the west side. I suggested that they first sell their existing home before making an offer on a new home. They decided to ignore my advice and made an offer with the help of the builder’s representative (who ONLY represents the builder) on a custom home which included a hefty builder’s deposit up front of $5000. They moved into the new home  five months later but are now carrying two notes as their old home has not sold after nearly a year.  They are now considering renting the old home for a fraction of their outstanding mortgage.

Step 1 – Before you start your home search
You should make a list of must-haves like a large backyard or eat-in-kitchen. Get an idea of what school districts and neighborhoods you'd like to live in. If you are not familiar with the area, call an expert real estate Buyer’s Agent. Lastly, create a budget. The most common rule of thumb is to limit your purchase to not more than 33% of your monthly income.
